The Garden Village is located to the north of the A40 opposite the village of Eynsham. The ability to bring a large area of land under 7 different landowners together, covering an area of ca. 450 acres (180 hectares), makes the scale of the site ideal to deliver new homes, employment opportunities and the necessary infrastructure.

The site provides easy access to the open countryside and its natural assets are an opportunity to develop a landscape-led masterplan by incorporating, protecting and where possible enhancing habitats and biodiversity.

Learning from what makes the adjacent village of Eynsham successful is important, but the independence and self-sufficiency of the two villages should be protected. The aim is to optimise the mutual benefits generated by locating the Garden Village across the road from Eynsham, whilst seeking every opportunity for the Garden Village to be a self-sustaining new community.

The A40 is a physical barrier, however through public consultation with the local community, Grosvenor will review and assess how best to overcome this and stimulate integration.
